Basic Documents Checklist

To prepare A Tenancy Agreement:

Remember to carefully study each clause in a contract before you sign it, noting anything you don't quite understand. Never leave any opportunity for interpretation; doing so could lead to a sentence being interpreted against you in the future.

Upon Signing Your Tenancy Agreement:

  • Payment of the agency fee (usually 5% of the rental price)
  • Rent-related checks with a postdated date

Ensure you get copies of each rent check and a receipt for the agency charge.

Registering Your Tenancy Agreement With TASDEEQ

  • Original signed lease agreement (by tenant and landlord)
  • Confirmation of the exchange of rent and security deposit checks
  • Title deed copy (obtained from landlord)
  • Passport copy
  • Copy of a resident visa
  • Copy of Emirates ID
  • Copy of the landlord's passport
  • The lease can be signed using a power of attorney if the landlord lives abroad (POA). In this situation, you will need a copy of the current POA and a passport photo with the 9-digit POA number. FEWA Building Number
  • Tasdeeq Registration Fee of 2% at the typing center.

Tasdeeq translates to "attestation" in English. The Ajman Municipality uses the system, a platform for contract registration, to validate rental contracts and other agreements between tenants and landlords. Tasdeeq Registration is required; the system is in place to ensure that all private rental agreements are written into legally binding documents and organized according to the guidelines established by the government.

Which Party Is In Charge Of Contract Registration: The Landlord Or The Tenant?

The landlord oversees filing the tenancy agreement with Tasdeeq. Usually, the landlord will delegate this to the property manager. The tenant will finish the procedure and make the necessary payments. Ensure your Tasdeeq includes complete information regarding all deposits, the length of the contract, and rent payments.

Where Is The Nearest Tasdeeq Typing Center?

  • Bring the following documents to one of the authorized Tasdeeq typing facilities:
  • The general Tasdeeq desk hours are from Sunday through Thursday from 8 a.m. to 2 p.m., and solely during Ramadan on weekdays from 8.30 a.m. to 4.30 p.m.
  • Check the business hours at your selected places twice, though.

After registration, you will receive the official Tasdeeq contract with a particular Tasdeeq ID number. You can conveniently open a FEWA account by providing this number when you register online.

Make Sure the Previous Tasdeeq Agreement Is Cancelled

Tasdeeq certificates must be revoked by one of the following parties: the landlord, the former tenant, the real estate agent, or the property management firm. They don't automatically end when the lease expires. Your registration and certificate will be prevented and delayed unless this is done.

To Obtain A FEWA Connection

Once your Tasdeeq contract has been registered, thanks to newly connected systems between Tasdeeq and FEWA, you will obtain a FEWA connection process electronically.

Following receipt, follow these instructions:

  • Download the FEWA Smart Application and follow the instructions to apply for a new connection.
  • Give your Emirates ID, Tasdeeq contract number, and passport copy.
  • Use the online payment channel to pay the refundable FEWA deposit (AED 2,000 for apartments and AED 4,000 for villas).
  • Use the online payment portal to pay the non-refundable connection charge ranging from AED 110 to AED 300.

Be aware of any Unpaid FEWA Payments.

In some situations, you might only be able to get your connection once the outstanding FEWA bill is paid because previous tenants may have paid it before leaving the property. Before you sign your lease, verify with the landlord that all unpaid invoices from the prior tenant have been settled.

Take Note Of The Move-in Forms

Before moving into an apartment or villa, some well-known communities in Ajman, including Downtown Ajman, Al Yasmeen, Al Rowada, Al Zahya, and Ajman Corniche, demand that residents present a move-in permit. Ask your landlord or real estate agent if this is a requirement in your neighborhood and where to get the required paperwork; usually, it will be on the developer's website.

In addition to the move-in form, the following papers are needed.

  • Copy of the signed tenancy agreement
  • A copy of the property deed (Title Deed or Oqood)
  • Passport copy
  • Copy of Emirates ID
  • A copy of the most recent service charge invoice for the property

A review of service costs is crucial in getting your move-in permission; if there are any unpaid bills, your move-in request can be turned down. The service elevator must be reserved for buildings, and management may ask for a refundable security deposit to guard against damage. As stated earlier, confirming these particulars with your landlord or real estate agent is best.

Cheques

You must decide on the number of cheques or frequency of rental payments before you finalize and sign your tenancy agreement. Most landlords accept two to four cheques. Usually, the ability to haggle for a lower rent comes with receiving one cheque.

Single Cheque

Landlords in more affluent or well-known neighborhoods, such as Downtown Ajman, may require one or two cheques.

Multiple Cheque

The tenancy is for landlords to accept multiple cheques more frequently.

Before Giving Over The Cheques

  • Request a copy of your landlord's passport and the Title Deed as an extra security measure.
  • As per the Title Deed, you must always make cheques payable to the landlord.
  • Request a copy of the management contract between the landlord and the company (if applicable).
  • Make sure that the real estate or property management company has a license for "Leasing and Management of Other People's Property" by checking their trade license. A corporation with a license for "Supervision Services" should not be the recipient of cheques because they are not allowed to collect payments on behalf of owners.
  • On the website of the Ajman Land Department, check the registration and license details of the real estate agent.

How To Write A Cheque?

Use your best handwriting to ensure cheques are filled out, which is why they are returned. Then, follow the straightforward guidelines below:

Date

The format    MONTH/DATE/YEAR.

Payee first Write down the name of the person or business you are paying. Check again to make sure the information and spelling are accurate.

Amount

Put the amount in a clear numerical format in the tiny box on the right, for example, 20,000 AED.

Amount In words

Write the sum you noted in step 3 in words. For example, Twenty thousand.

Signature

The bottom right-hand corner signature is the most crucial part of writing a cheque. It attests to your commitment to give the payee the specified sum. Ensure your signature is identical to the one you gave the bank when you opened your account.
